About Northgate & The Lawns
What Northgate & The Lawns is like.
Around The Lawns, Northgate, Thwaite Street and Cottingham railway station.
Northgate and The Lawns mark Cottingham's student quarter. It is the legacy of the University of Hull's former halls of residence at The Lawns. Victorian semis along Northgate and Thwaite Street have housed generations of students. The area supports a large community of private landlords, from owners of a single house to established portfolio holders. Long-standing resident families live here too.
The legal work that usually comes up
Landlords in the Northgate lettings market face succession questions most Wills ignore: what happens to a tenanted portfolio on death, who manages rent and repairs if the owner loses the ability to make decisions, and how the restriction on mortgage interest relief (often called Section 24) and capital gains tax shape whether to hold or sell. Aaron drafts landlord-aware Wills and Property and Financial Affairs LPAs so a portfolio is never left frozen while the family applies to the Court of Protection.
